When turning out of Alton Towers' entrance, turn left (South exit) as if you were driving to Alton. On your right a pinkish building will appear, and then turn down the drive in front of the pinkish house. Then just follow the most left-hand path down and you'll come to the tree.

To find the chain oak tree.  As Liam say's
When turning out of Alton Towers' entrance, turn left (South exit) as if you were driving to Alton. On your right a pinkish building will appear, 
On your right is the chain oak B&B and on your left is a lay-by that is by a large disused gate.  You can usually see Oblivion track near it.  I usually park in that lay-by.  Carefully cross the road towards the chain oak B&B.  Just as you enter the driveway where the pinkish house is, on your left is an old stone wall.  You will find a gap in that wall leading to a bridal path.  Go down the bridal path and about 5 to 10 mins walk, you will see the Old chain oak tree on your right with the steps leading up to it.
